All eyes on Tropical Storm Isaac as GOP convention approaches

TAMPA, Fla. (AP) ? Mitt Romney's Republican National Convention sputters to life with the lonely banging of a gavel in a mostly empty hall, hardly the opening splash intended for the nation. With a sprawling and strengthening storm bearing down on the region, the party hastily rewrote the convention script to present the extravaganza's prime rituals and headline speakers later in the week ? Tropical Storm Isaac willing.

Nothing was certain Monday as the storm carved an unpredictable path toward the Gulf of Mexico, forcing planners to compress four days of events into three and otherwise improvise.

It was a complication, at best, for a party determined to cast the close election as a referendum on President Barack Obama's economic stewardship and Romney as the best hope for jobs and prosperity.

From New Hampshire, where he and his wife, Ann, rehearsed their convention speeches in a high school auditorium, Romney expressed worry about the people in Isaac's way while predicting a "great convention" nonetheless. Other officials put on a brave face, too.

But Sally Bradshaw, a Florida Republican and longtime senior aide to former Florida Gov. Jeb Bush, was not so sanguine. "It's a mess all around and it's fraught with risk," she said. "It's not good for anybody ? particularly the people impacted by the storm."

The concern was two-fold: that Tampa, hosting thousands of GOP delegates, would get sideswiped by the storm; and that it would be unseemly to engage in days of political celebration if Isaac made a destructive landfall anywhere on U.S. soil.

"You can tone down the happy-days-are-here-again a bit," said Rich Galen, a veteran Republican consultant in Washington. "Maybe you don't have the biggest balloon drop in history."

Said Reince Priebus, the Republican National Committee chairman: "We're moving forward, but we are going to be nimble." Real estate developer Donald Trump, who had been scheduled to speak Monday, was dropped from the convention program because of the reshuffling.

Republicans hoped another distracting tempest would blow over, too, concerning abortion. The Obama campaign and its allies have doubled down in efforts to exploit remarks more than a week ago by Rep. Todd Akin, the GOP's candidate for a Senate seat from Missouri, that a woman's body has a way of preventing pregnancy in the case of a "legitimate rape." The claim is unsupported by medical evidence. The congressman quickly apologized but resisted Romney's pressure to drop out of the race.

Romney, in a Fox interview, said in comments broadcast Sunday that the fallout over Akin's remarks "hurts our party and I think is damaging to women," adding: "It really is sad, isn't it? With all the issues that America faces, for the Obama campaign to continue to stoop to such a low level."

In the reworked convention schedule released early Sunday evening, organizers planned a pro forma opening Monday afternoon, lasting no more than five minutes or so. Priebus was to gavel the convention to order, then immediately recess. Few delegates were expected to attend. In the only bit of convention-hall theater, a debt clock was to be set in motion, to tally the nation's red ink during the convention.

Speakers who had been scheduled for Monday were to start making the case against Obama, under the day's theme, "we can do better." That theme now will be threaded through the following three days, said Romney adviser Russ Schriefer, in charge of the convention's planning. "Even though the days will be abbreviated, I absolutely believe we'll be able to get our message out," he said.

The roll call of state delegations affirming Romney as the party's nominee now is to unfold Tuesday, an evening capped by speeches from Ann Romney and an assortment of GOP governors. Romney's running mate, Rep. Paul Ryan, gets the prime-time spotlight Wednesday and Romney closes out the spectacle Thursday night, his springboard into the final leg of the contest. That's all if the storm brings no further complications.

So far, many delegates were taking the shakeup in stride. "People are pretty resilient, and people knew going in that there were some weather issues," said Pat Shortridge, the Minnesota state GOP chairman, from Lino Lakes, Minn. "I don't think it's dampened enthusiasm."

Weather was recognized as potential trouble when Republicans chose to hold their convention in politically vital Florida during hurricane season, a decision made well before Romney locked up the nomination. And it's clear that memories of Hurricane Katrina, and the failure of a Republican administration to respond effectively to its Gulf Coast devastation in 2005, are hanging over Tampa now. Republicans have been so sensitive to the political risks from natural disasters that they delayed the start of their national convention by a day in 2008, when Hurricane Gustav bore down on the Gulf, far from their meeting in Minnesota.

And it surely wasn't lost on Tampa convention organizers that a gathering storm gave Obama an opportunity to show leadership. As the forecast worsened, the president directed the Federal Emergency Management Agency to help.

"The president also told the governor to let him know if there are any unmet needs or additional resources the administration could provide, including in support of efforts to ensure the safety of those visiting the state for the Republican National Convention," the White House said Sunday.

Both sides grappled with how to conduct their politicking in the face of the storm. Vice President Joe Biden, who had been prepared to make as much political hay as possible over the Republican convention, canceled a campaign swing through Florida on Monday and Tuesday.

Polls find a tight race, and it's one that is likely to be settled in a small number of battleground states.

An estimated $500 million has been spent on television commercials so far by the two candidates, their parties and supporting outside groups, nearly all of it in Florida, North Carolina, Virginia, New Hampshire, Ohio, Iowa, Colorado and Nevada. Those states account for 100 electoral votes out of the 270 needed to win the White House. Republicans hope to expand the electoral map to include Pennsylvania, Michigan, perhaps Ryan's Wisconsin and even Minnesota, states with 68 electoral votes combined.

All four are usually reliably Democratic in presidential campaigns. Yet Romney has a financial advantage over the president, according to the most recent fundraising reports, and a move by the Republicans into any of them could force Obama to dip into his own campaign treasury in regions he has considered relatively safe.

Republican office-holders past and present said the economy is the key if Romney is to expand his appeal to women and Hispanic voters.

"We have to point out that the unemployment rate among young women is now 16 percent, that the unemployment rate among Hispanics is very high, that jobs and the economy are more important, perhaps, than maybe other issues," said Arizona Sen. John McCain, who lost to Obama in 2008.

Bush agreed, saying that Romney "can make inroads if he focuses on how do we create a climate of job creation and economic growth." If he succeeds, "I think people will move back towards the Republican side," the former Florida governor added.

Obama leads Romney among female voters and by an overwhelming margin among Hispanics, but trails substantially among men.

Imprisoned molecules 'quantum rattle' in their cages

Scientists have discovered that a space inside a special type of carbon molecule can be used to imprison other smaller molecules such as hydrogen or water.

The nano-metre sized cavity of the hollow spherical C60 Buckminsterfullerene ? or bucky ball ? effectively creates a 'nanolaboratory', allowing detailed study of the quantum mechanical principles that determine the motion of the caged molecule, including the mysterious wave-like behaviour that is a fundamental property of all matter.

Experiments by the international collaboration of researchers, including physicists from The University of Nottingham, have revealed the wave-like behaviour and show how the imprisoned H2 and H2O molecules 'quantum rattle' in their cage.

Professor Tony Horsewill, of the School of Physics and Astronomy at The University of Nottingham, said: "For me a lot of the motivation for carrying out this investigation came from the sheer pleasure of studying such a unique and beautiful molecule and teasing out the fascinating insights it gave into the fundamentals of quantum molecular dynamics. Intellectually, it's been hugely enjoyable.

"However, as with any blue-skies research initiative there is always the promise of new, often unforeseen, applications. Indeed, in the case of water molecules inside bucky balls we have a guest molecule that possesses an electric dipole moment and the collaboration is already investigating its use in molecular electronics, including as an innovative component of a molecular transistor."

The research, which involved scientists from the US, Japan, France, Estonia and the universities of Nottingham and Southampton in the UK, has recently been published in the prestigious journal Proceedings of the National Academy of Sciences (PNAS).

The discovery of the C60 Buckminsterfullerene, and the related class of molecules the fullerenes, in the mid-1980s earned Professors Harry Kroto, Robert Curl and the late Richard Smalley the Nobel Prize in Chemistry in 1996.

It has a cage-like spherical structure made up for 20 hexagons and 12 pentagons and resembles a soccer ball, earning it the nickname 'bucky ball'.

In a recent breakthrough in synthetic chemistry, the Japanese scientists from Kyoto have invented a molecular surgery technique allowing them to successfully permanently seal small molecules such as H2 and H2O inside C60.

They used a set of surgical synthetic procedures to open the C60 'cage' producing an opening large enough to 'push' a H2 or H2O molecule inside at high temperature and pressure. The system was then cooled down to stabilise the entrapped molecule inside and the cage was surgically repaired to reproduce a C60.

Professor Horsewill added: "This technique succeeds in combining perhaps the universe's most beautiful molecule C60 with its simplest."

The Nottingham research group has employed a technique called inelastic neutron scattering (INS) where a beam of neutrons, fundamental particles that make up the atomic nucleus, is used to investigate the 'cage rattling' motion of the guest molecules within the C60.

Their investigations have given an insight into the wavelike nature of H20 and H2 molecules and their orbital and rotational motion as they move within the C60.

Professor Malcolm Levitt, of the School of Chemistry at The University of Southampton, who has used the technique nuclear magnetic resonance (NMR) to study the quantum properties of the caged molecules, said: "By confining small molecules such as water in fullerene cages we provide the controlled environment of a laboratory but on the scale of about one nanometre.

"Under these conditions, the confined molecules reveal a wave-like nature and behave according to the laws of quantum mechanics. Apart from their intrinsic interest, we expect that the special properties of these materials will lead to a variety of applications, such as new ways to brighten the images of MRI scans, and new types of computer memory."

The work published in the PNAS paper has also separately identified two subtly different forms of H2O ? ortho-water and para-water . These so called nuclear spin-isomers also owe their separate identities to quantum mechanical principles.

There is insufficient evidence for the effectiveness of a drug that is being used increasingly to prevent life-threatening bleeding in women after giving birth in community settings in low income countries, according to a review of all the available research published today (Monday) in the Journal of the Royal Society of Medicine. [1]

Misoprostol (brand name Cytotec) was originally developed for treating gastric ulcers, but is increasingly used in low- and middle-income countries for preventing postpartum haemorrhage (PPH). It is given to women during labour to prevent uncontrolled bleeding, and it is included on the World Health Organisation's Essential Medicines List for this use.

However, researchers led by Professor Allyson Pollock from the Centre for Primary Care and Public Health at Queen Mary, University of London (UK) identified 172 studies on the use of misoprostol during labour and found that only six had enough information to enable them to review whether or not the drug was effective in preventing PPH in rural and community settings in low income countries. The six studies failed to provide sufficient evidence that the drug worked and most had problems with study design and the fact the findings were not applicable generally.

"Current evidence to support the use of misoprostol in home or community settings in low- and middle-income countries for the prevention of postpartum haemorrhage is, at best, inconclusive," said Professor Pollock.

"Yet, despite there being no proper evidence of benefit, the WHO and some countries have put it on the Essential Medicine Lists and the drug is being pushed hard by networks of global public-private partnerships and industry in low- and middle-income countries. Countries such as Nepal, India and Uganda are promoting and using it. We urge the WHO to urgently review its decision to put misoprostol on its Essential Medicines List."

According to WHO estimates, there were 342,900 deaths related to pregnancy and childbirth in 2008, most of them occurring in developing countries. A quarter of these are thought to be associated with PPH while giving birth.

The main risk factor for PPH is anaemia, which is easily treated if it is diagnosed. But without antenatal screening for the condition it is impossible to identify women who may have developed it and who are at increased risk of life-threatening bleeding during labour.

"The most effective preventive strategy for PPH is prevention of anaemia, good antenatal care including good hygiene and sanitation and good care during labour," said Professor Pollock. "Developed countries would not dream of giving women misoprostol during labour on the basis of the current evidence, yet industry and health practitioners are pushing it hard in developing countries."

One of the reasons that misoprostol is popular in developing countries is that it is a fairly stable drug that doesn't degrade if not kept in cold storage conditions, and which does not have to be given intravenously. For this reason, it is more likely to be used outside hospitals, in settings such as the home and local community when women go into labour.

"Countries should be concentrating on improving their primary care facilities, rather than thinking there is a pill to prevent every ill," said Professor Pollock. "Misoprostol is being used inappropriately at present, and the money being spent on purchasing the drug would be better spent elsewhere, for instance, in ensuring there are skilled attendants during delivery and adequate antenatal services that can detect and help to prevent complications."

    Massive situation within our relationship

    Me and my boyfriend have been together for a year and 3 months. Its gone really really well and we love eachother very much. We met on a night out and we kept meeting up ever since and got on really well then he eventually asked me out
    When we first started going out, he started asking me about my past. I have quite a big friendship group, we always do everything together and go to parties, cinema etc etc theres about 6-7 of us in this group. One of them is my best friend who is a girl, she has two brothers who are also in the friendship group who i am also very close with as friends. I am 21 now, but a couple of years ago i have had a sexual relationship with them both. Yes that may seem a bit wierd as they were my best friends brothers but the thing is it was all a bit of fun. I felt no emotions for them, i didnt love them it was just sex. I wasnt sleeping with them both together at the same time. I only had sex with oldest one once then with the second one about two years after we were sexual buddys. But i still remain friends with these guys because i have grown up with them, their dad lives in Kenya and ive been to Kenya with them twice! Ive been on a few more holidays with them. I have literally grown up with these people since i left school and i care for them as friends not lovers. Yes there has been a past but it means nothing, it always has meant nothing. There has been nothing there.. just a friendship and sex happened. So when my boyfriend asked i told him, i was honest and i said yes in the past i have slept with them but it was so long ago now. Both of them have had girlfriends for years and still do now. It was just something that happened, and we just laugh about it now. I dont understand why i wouldnt be friends with them just because this happened. So because i am best friends with their younger sister since i have been 15, when i want to go round to their house my boyfriend doesnt like me going and we have argued and argued and there seems to be no outcome. He has asked me many times to not go round but i want to see my friends. I would never ever cheat on him with anyone, i have been so loyal and honest in our relationship. I even moved my life to be with him when he was at university and got a job down south to be with him just so the relationship could work. But now this last month, he has asked me to choose between my friends or him. We broke up for a week, because it was just not going away this problem. I said i cant choose between my friends who i care about so much as friends and weve all got such a good friendship group and i just wasnt prepared to turn my back on them all because at the end of the day i havent even done anything wrong and niether have they? If i said i dont ever want to speak to you both again, i would lose friendship with their younger sister, i would lose friends with my other friends who are also friends with them. The whole friendship group wouldnt want to speak to me, then i wouldnt have any of my old friends. Imagine if i split up with my boyfriend in 2-3 years time and i wanted some support? They would tell me to get lost. It would be understandable if i had gone behind his back whilst i was with him that would be terrible, but i havent. They are in happy relationships, i also get on really well with their girlfriends. He will not accept that it was in my past and when i was young. I cannot turn back the clock and anyway it has nothing to do with him. Apparently its like someone stabbing a knife in him when he knows that im hanging around with people who ive slept with. But i am not going to do anything!!!! i just want to remain friends with them!!! It is such a tricky situation and i really need another opinion to see what someone will say who i dont know, because i have discussed this with some family members and friends and they have said well hes got to trust you and he cant tell you or physically stop you from seeing your friends. He says he does trust me its just the principle of me going round to see them, its killing him. It really is tearing us apart, my friends brother has even offered to call and ring him to explain that nothing would ever happen now as weve all grown up and it was just a bit of fun back in the day but my boyfriend doesnt want to hear it. Its making me lose friendship with my best friend ruby aswell because i feel i cant go round to her house anymore plus im really good friends with their mum and i just feel im letting someone who i deeply love and adore and i would do anything for do this to me? There is only so much i can cope with. What do i do? I really love and care for all my friends, before i met my boyfriend everyone used to come round to my house and have dinner or we would go round to someone elses and watch films it was just so much fun. But i dont do that anymore because im not allowed. When i do see Ruby at her house i always feel really on edge and i cant relax in my best friends house because if my boyfriend knows i am there he wont speak to me for the rest of the day or we end up arguing about it then i get angry and so does he then we just want to split up again. I understand where he is coming from a tiny bit because he is showing he cares and loves me which is nice, i know he does love me loads but he must just understand that there is nothing else there. I feel like im betraying him or doing something wrong when i just go round for a bloody cup of tea and a chat with ruby and her mum!! Everyone else says Invite him round to our parties and group things we do, so then he can see for himself its just friendships but he will no wa have nothing to do with these boys. I cannot bare it anymore, is there an outcome?

    Ok I took my time to read that. Now, let me try and explain from a guy's perspective and from personal experience ....

    Its not that your boyfriend doesn't trust you. He clearly respects you a lot and since you made the move to be with him, he knows that this is a serious relationship. However, it makes him feel uneasy, uncomfortable, awkward and perhaps even a little jealous when he knows your spending time with the people who you've slept with. I completely understand that you are just very good friends with these guys but for some boyfriends, they would rather not have their girlfriends continue to get along so closely with ex bf's and guys they may have slept with. This behaviour can be viewed as insecure, possesive or in a positive light, it can be viewed as trying to protect you, making sure you don't get hurt or just to make sure you're relationship stays strong.

    Personally, one of my ex gf's used to keep in close contact with her ex bf who she broke up with on good terms. Whilst I didn't stop her from talking to him etc, she and I both knew that her spending alone time with him and doing things just with him just made it uncomfortable between us. So for the good of the relationship, she limited the time she spent with him alone and I really appreciated and respected her for that. She didn't do it because I asked, only because she thought it was the right thing for both of us.

    Its an age old conflict and the only solution is compromise - ask yourself, what do you gain from maintaining your friendship with these guys, is it worth risking your relationship thats going really well, and are you sure these guys won't approach you again in a romantic way? Only you can answer these questions. Your boyfriend's ultimatum is probably his way of not knowing what to say. Weigh up your options, talk to your boyfriend again and perhaps you can reach a compromise. Best of luck!

    Thanks for the responses guys.. and yes sorry i should of put it in paragraphs! It is a bit eye puzzling. I was just trying to explain the situation in the best way i could. I have asked myself so many times about whether the relationship is worth losing over a friendship but i cant just erase my memories that ive had with these people i dont want to not be their friend. I had some really good times with this family especially when i got asked to go out to Kenya and lived there for free. But i dont want to have to choose, its not fair. I want to have my friends and feel comfortable around them and have a boyfriend too. He says that because i go see my friends, i value them more than him? Well i dont at all. I love him to the world and back but i arnt going to choose between people. And no, they definately would not approach me again in a romantic way as they know how much pain and emotion ive been through and how much ive cried about this situation i think they're decent enough to not do that. Plus they have they're own girlfriends who are constantly around so i dont think they would have the chance to make that sort of move on me again.

    I can see it is a tough situation for you. But, I cannot stress enough this point - how much ever you use reason and logic to explain that they are only close friends and nothing more, your boyfriend, and most other guys, would find it very difficult to be comfortable with the situation. The fact you feel that this is a big issue, makes it suggest that you care more or equally about your friends than your boyfriend. This would never apply in my case. If I was in a long term relationship with a girl (e.g. 1 1/2 years +), she comes above all other friends and is equivalent to a part of my family. Though this may seem exaggerated, I certainly do mean that! If a situation such as this arose, I would think about it but wouldn't call it a massive problem, there is an easy way out. The fact that your bf is uncomfortable is more so because they weren't your bf's when you slept with them, it was casual sex. I'm not putting you down for this but just pointing out that this doesn't help the cause. I agree that your friends, and infact anyones close friends, will do things that you are grateful. However, if they are your true friends, they will understand any distance that you have to maintain. Whether you choose to or not is up to you!

    Your boyfriend is putting you in a very unfair position. It sounds like you have a great group of friends. Please don't give that up for him. Whether you end up staying together forever or not, you will ultimately regret throwing away such precious friendships. I can see why your boyfriend feels uncomfortable with the situation, but he HAS to trust you. You haven't given him any reason to think that you aren't trustworthy, have you? It's HIS ISSUE. Also even if he was playing the whole "it's not that I don't trust you, I just don't trust the guys" card, that's a load of rubbish too because even if one of the guys did try it on with you, you'd say no. He doesn't need to trust them. If he trusts you to say no then that's it, that's all that matters.

    I totally sympathise with your situation and although I can see why your boyfriend would be weird about it, it is wrong for him to try to stop you seeing your friends. I've been with my boyfriend for 9 months and I am still good friends with most of my exes and still hang out with them. At the start of my current relationship, my boyfriend was a bit funny about me seeing my exes, but he never asked me not to do it, and if he had, I would have said no. Now he knows there is nothing to worry about, and your boyfriend should too. Especially after being together for over a year and knowing that you love him and have always been faithful to him. He is being extremely unreasonable and uncaring because he is just thinking about how HE feels and how HE doesn't like it, not caring about your feelings and the fact that he is asking you to give up your closest childhood friends. Please don't do it.

June Shannon, Mother of Honey Boo Boo, Broke the Law in 2008


In March, the parents of Alana "Honey Boo" Thompson, were reportedly visited by Family and Children Services, who somehow did NOT find a reason to prosecute June Shannon and her husband "Sugar Bear."

Despite, among many other reasons, that one of them is named Sugar Bear.

But we can now confirm that June has a separate criminal history, as she was arrested in 2008 in Henry County, Georgia.

The 33-year old was booked on counts of contempt of court and theft. Not much information is available aside from the charges themselves, but her mug shot has been located - and it's a classic:

“You have to take pride in how you look," June said on a recent Here Comes Honey Boo episode. "Granted, I ain’t the most beautimous out the box, but a little paint on this barn, shine it back to its original condition. Cause it shines up like it’s brand new.

New initiative urges Christians to shape modern art, entertainment

A new organization is encouraging Christians to use their ?demographic size and collective buying power? to influence the movies, music and television produced by the entertainment industry, reports Catholic News Agency.

?The goal of As1 is to restore the Church back to its historically traditionally role as patron of the arts,? said Jonathan Bock, founder of As1, which launched last week.

Bock told CNA in an Aug. 14 interview that there is a need for the Christians to be ?in relationship? with the modern artistic community. Rather than painting and sculpture, the art of today entails the world of entertainment, primarily music, movies and television, he said.

There was a time when Christianity was ?in partnership with great artists,? working with them to create great masterpieces, Bock observed.

Today, however, ?we?ve virtually abandoned the arts,? he said, explaining that recent Christian generations have largely chosen to ?walk away from pop culture and create our own subculture? in order to promote positive values and avoid the secular world?s corrupting influence.

Although this shift was ?well-intentioned,? pop culture continued to thrive and needs to be engaged today, he said. Rather than denouncing artists as the enemy, we should be encouraging them to tell our story as Christians.

The current moment presents a huge opportunity for the necessary engagement, as several high profile Bible projects are currently being made, he added.

On Aug. 23, a new game show entitled ?The American Bible Challenge? will air on Game Show Network. Comedian and Christian Jeff Foxworthy will host the show, in which contestants competing for charity are tested on their knowledge of the Bible.

In addition, renowned producer Mark Burnett is creating a 10-hour series on the Bible to air on the History Channel next spring.

Reports have also indicated that Russell Crowe will be starring in an upcoming film about Noah and Steven Spielberg has considered directing a movie about Moses, although the details of these plot lines are not yet clear.

Bock said that the Christian community is presented with an opportunity to target and support these Bible projects, making them into hits so that the entertainment industry will be encouraged to make more.

He compared this to the Renaissance practice of patrons rewarding artists for making the art that they wanted with generous commissions.

The faithful cannot merely wait for culture to be created and then react to it, he said. Rather, they must return to the practice of building partnerships during the creating process.

Bock hopes that As1 will be one way for the Christian community to unite in order to build such partnerships.

Those who wish to join the movement can sign up on an email list at As1.org to receive alerts about Bible projects to support.

Bock also hopes that the initiative will create a ?vibrant online community.? In just the first week, As1 has attracted more than 6,000 Facebook fans, and the social media platform allows for ongoing debate, discussion and sharing of ideas among members.

Ultimately, Bock hopes the effort will lead Christians to have a greater interest in promoting and appreciating the arts, while guiding the makers of modern art to see the Christian community as an important audience.

?It?s making sure that we are a powerful, bankable audience that Hollywood desires,? he said.

Capital Shortfall: Is There Sufficient Senior Debt Financing ...

Is there enough first-position debt capital to meet the needs of expiring?commercial property loans in the next few years?

In the larger?universe of non-bank lenders, Mortgage Bankers Association data shows mortgage expirations of $151 billion in 2012, dropping to $108 billion in 2013 and and $109 billion in 2014 before hitting $163 billion in 2015, $215 billion in 2016 and $199 billion in 2017.

Regarding the supply of debt capital to refinance these loans, Jamie Woodwell, MBA vice president of commercial and multi-family research and economics, noted that lending sources increased their holdings by $8 billion to a total of $2.4 trillion in the first quarter, compared to the fourth quarter of 2011. That means there has been an overall net increase in lending in the market, whereby the amount of originations and refinancing exceed that of loans that are being paid off.

Woodwell noted that banks and thrifts increased their holdings by 1.7 percent; Fannie Mae, Freddie Mac and the FHA by 2 percent; and life companies by 1.2 percent during the quarter. However, the CMBS balance fell by 2 percent. In general, there is an appetite among lenders for commercial and multi-family real estate?loans, Woodwell believes.

Is this overall increase in supply enough to meet the demand? The answer may be that when the huge load of expiring CMBS financing is added to the mix, senior debt financing may fall short of the demand over the next few years.

CMBS maturations alone will total $72 billion in 2012, dropping to $41 billion in 2013 and $52 billion in 2014 before rising back up to $100 billion in 2015, $140 billion in 2016 and $137 billion in 2017, according to MBA data. ?2015, 2016 and 2017 will be where the real action is, because 2005 to 2007 was the time when people overpaid for assets,? noted Eric Silverman, managing director of Eastham Capital Inc.

Following initial euphoria in early 2011, the CMBS market today is hobbled, especially in light of the European sovereign debt crisis and the resulting instabilities in interest rates. Industry players are projecting this year?s CMBS issuance to be anywhere from about $40 billion to as much as $60 billion on the high end. ?My feeling is that (CMBS originations) will be at the lower end of that range,? said Eduardo Padilla, CEO of NorthMarq Capital. ?Clearly, the CMBS originations market is stronger than last year, but it is still not large enough to deal with its own maturation requirements.? The hope is that CMBS issuance will be as high as $100 billion by 2015?which may be sufficient to bail out the expiring loans, though not to meet new market demand.

With the exception of CMBS, however, most groups of capital may be able to at least meet their refinancing needs. Banks and thrifts, the largest holders of multi-family and commercial loans, at $808 billion currently, saw the largest drop in their commercial loan portfolios in the history of the banking industry and the largest increase in their Treasury investment, thus converting from one investment to another, according to Padilla. Nevertheless, this group of lenders generally will have the capacity to roll over or extend their loans and make more, he added.

Life companies would also likely be able to meet their refinancing needs head on, at least for now, according to Padilla, whose company also arranges financing on behalf of life insurance companies. Padilla said the volume of life company originations this year is likely to be similar to that of 2011, which was a strong year. Life company originations are likely to be above $50 billion, which is enough to refinance their maturing loans plus accommodate another $20 billion in new financings, he said.

If the commercial property debt and equity capital shortfall is a fact, then the practice of ?kick the can down the road? loan extensions on performing loans?in hopes of higher values later on?practiced?by CMBS special servicers and banks is likely to continue. In this regard, lenders will probably want to work out loans without defaults as long as the asset quality is pretty sound, conjectured Ryan Severino, senior economist at REIS Inc. ?By and large, lenders are not looking to foreclose, as they do not want to be real estate owners,? he said.

The commercial properties that are likely to suffer most in an environment of capital shortage are the distressed or lower-quality collaterals in secondary or tertiary markets, as capital flows to the most attractive and easily financed transactions first. ?Where there are likely to be issues are if the assets are so distressed that even those funds are not interested in them. That is where you will find delinquencies and defaults,? said Severino. Alternatively, if borrowers are unable to obtain loan extensions or find the equity or structured financing to bridge the senior debt, they may be forced to sell at a loss, depressing real estate prices?or providing more distressed sales opportunities.

It Only Takes One - Marriage Right

Our church had a guest pastor a few weeks ago and he shared some thoughts about 2 Samuel 9:1-13. I walked away realizing there were substantial implications for couples in regards to this biblical story of David and one of Jonathan?s son?s. In short, relationships are built by two people but it only takes one to tear it down. Furthermore, it only takes to to offer something different and rebuild a relationship.

Most are familiar with the story of David and Jonathan from the Old Testament. They were best friends until Jonathan?s father, King Saul, went mad and tried to kill David. David and Jonathan did not want to end their friendship but, because of Saul?s actions and threats, they were forced to say goodbye so as to save each others lives.

This is a harsh example that likely won?t be replicated in any relationship that you are part of, but the principal here is that one person can intimately affect the reality of a relationship. For modern day relationships, the threats to relationships take many shapes: Addictions, maladaptive coping habits, opposite sex relationships, or parents/in-laws.

All it takes is for one person to develop an addiction or another type of coping habit to undermine trust, or to develop a relationship with an old or new flame.?

These actions, left unchecked and resolved, will destroy a relationship. This is the negative side of how one person?s actions can dictate the path of a relationship. Picking back up the story of David, let?s take a look at a different perspective of what one person can do in a relationship.

A number of years later David is the king. Despite Saul?s attempts to kill David many years prior, he wants to honor his friendship with Jonathan. He seeks and finds a man named Miphibosheth, one of Jonathan?s sons, who happened to be lame in both feet. David summons Miphibosheth and tells him to not be afraid; all that belonged to his grandfather Saul will be given to him and he shall eat at the kings table for the rest of his life. This kindness was a surprise to Miphibosheth. He asks David why a servant and a ?dead dog like me? should be noticed and blessed.

David offers hope and reconciliation to the family of Saul for a problem he did not create. It?s the ultimate act of forgiveness for a betrayal that was costly. David?s response to Saul?s family is an example of how one person can positively change a relationship. It?s the same opportunity that you and I have in our relationships today.

Marriage requires that we grow out of our self-centered lives and live differently.

There are now two people?s souls who need to be considered. When you take two selfish people and ask them to live unselfishly, guess what happens? Conflict. Betrayal. Pain. Yes, there are glorious moments and seasons but no one has trouble living authentically when life is working.

When a couple seeks counseling, one of the first ideas that we hit on is this: In any moment of conflict or relational pain, resolution begins when one or both of you initiate a mature movement towards change. Maturity is the ability to flex to the reality and demands of life, whereas immaturity is the demand that life flex for our realities. The word ?mature? can be used pejoratively, but that is not how I want to communicate it. We are all immature at times. It only takes one person, the more mature one in that moment, to dramatically change the situation. It might be that neither of you are mature enough in some fights to instigate this change. That?s okay because it?s not a matter of ?if? but ?when? you are mature.

This highlights one of the great paradoxes of relationships: One of us must be the first to change, but I?m unwilling to be that person. John F. Kennedy said, ?Ask not what your country can do for you, but what you can do for your country.? The same could be said for marriage. Replace the word ?country? with ?spouse? or ?relationship? and you?ve got the recipe for how to live maturely in your relationship together.

David?s unmerited favor towards the lame man was life changing?for both of them. Miphibosheth sat at the King?s table for the remainder of his life. It?s easy to see that Miphibosheth was the recipient of this life change but I imagine that David too felt changed. It?s impossible to offer true grace and mercy to those around us without being changed as well.

We are all like Miphibosheth, broken, lame, and in need of something we don?t deserve; and we are all like David, holding something of value and importance. This is the formula for why we get married. If you withhold either the Miphibosheth or David part of your place in the relationship, you?ll miss out. Be glad for your need of the other to have something to give, and of your ability to give something to others.

Facebook shares tumble

Facebook shares sunk over six percent by the midway point of trade on Thursday after a freeze on insiders selling shares was lifted.

By 4pm GMT the stock stood at $19.90 a piece, almost half the $38 offering price when the company listed in May.

"Starting today, 271 million more shares may be traded on the open market," said analysts at Briefing.com

"Pressure caused by today's selling has dropped the shares of the social media company to an all-time low since its May IPO."

Would You Stay in a Relationship With No Future?

At times you may view your marriage relationship as having no future. You may even ask yourself or others ?Would you stay in a relationship with no future?? The question itself expresses hopelessness and despair. The sad part is that many cheaters use this question as one of their reasons for affairs. Although they use the question as a way to push themselves away from their spouse, the question is not so much directed at their marriage as it is toward the affair relationship. The marriage has a future, while the affair relationship has none. While in their ?cheating mode?, they do not see this. In the cheater?s mind, the world is topsy-turvy. The hopeless becomes their future, while the hopeful is what they cast aside.

People choose to stay in relationships with no future all the time. Some do all they can to remove hope from the relationship. They just do not realize the hopelessness until they are ?in too deep?.

Ensures compliance with laws and regulations and advises SBU clients and management on legal matters. Oversees the work of and collaborates with outside counsel on legal matters. May be responsible for management and development of legal staff, as assigned.

Essential Job Functions
1.Works with management to understand business strategy and priorities to effectively support associated legal requirements. Provides legal advice to management on various matters.

2.May handle settlements and oversee litigation, while protecting corporate business interests. Maintains current knowledge of regulations and laws and advises SBU clients regarding changes that may affect current contractual arrangements or business. Prepares, negotiates and reviews legal documents as appropriate. Anticipates and guards against legal risks that involve the company and/or its business partners.

3.May assign projects to staff and oversees completion of assignments within required timeframes and to agreed upon requirements. Manages work assigned to outside counsel.

Contacts
Internal contacts include: SBU Management, General Counsel, Associate General Counsels, Legal Staff, Business unit personnel.

External contacts include: Outside legal counsel, legal staff at other companies, regulators.

Financial Responsibility
Advises management on matters with multimillion dollar financial impacts.

Supervisory Responsibility
May supervise Staff Attorneys, Paralegals, Corporate Counsels, Interns and/or office staff.

Education
A law degree from an accredited institution along with being admitted into a state bar.

Other Skills

Excellent negotiation and oral/written communications skills required with the ability to build productive relationships with internal and external business partners. Effective organization and planning skills with the ability to operate in a demanding environment while managing multiple priorities. Demonstrated success in meeting required deadlines. Must possess strong knowledge of business principles and strategy. Strong analytical skills required. Computer skills including Microsoft Office.

Travel
Travel for this position is less than 10%; rarely.
